This was for a furnace inspection and cleaning. The experience and service was even though they had to give me the bad news that the furnace needs replacing. But a poor shape furnace is my fault as a home owner for not keeping up with the yearly maintenance.

Ac clean and tune. Checked indoor coil with refrigerant sniffer. No strong indications of leak found. Cycled system. Checked contactor and capacitor. Capacitor tested low, but in range. Compressor tested ok. Cleaned with coil cleaner. Hooked up gauges and tested charge. System was slightly low on charge, but no load in the home. Checked split, ok. System operating normal at this time. Job complete.

Ac clean and tune. Checked and cleared drain. Checked filter. Cycled system. Checked and cleaned electrical compartment. Tested compressor, compressor ohmed in normal range. Used coil cleaner on condenser coil. Hooked up gauges and checked pressures and temps. Checked subcooling and super heat, both were normal considering lack of load in home. Checked temp split. Split was normal. System operating normal at this time. Job complete.

Came out to install a new thermostat back plate and perform an AC check. I removed the original stat plate and placed, leveled, and secured the larger one in its place. With the AC check, I detected no leaks at this indoor coil. Electrical components tested okay. The capacitor is starting to weaken. The fan bearings are good yet. However, I did have to remove a rodent nest. A full cleaning is recommended due to the gap from previous maintenance and condition of the outdoor coil. AC clean and tune

Performed the level 2 package cleanings. Furnace: Burners and flame sensor are clean. Heat exchanger looks good. Combustion readings are normal. No CO detected in the air. Drain is clear. High limit passed the safety check. Temp rise was 42 degrees. AC: No leaks detected. Electrical components tested good. Capacitor tested in required zones. Condenser was cleaned off with water and nu brite. Liquid line set was at 223 psi and the vapor line set was at 109 psi. All HVAC equipment is running properly at this time.

Furnace clean and tune. Cycled system. Checked heat exchanger. Found all chambers very rusted, but no cracks found at this time. Checked and cleaned burners and flame sensor, ok. Found igniter very worn. Igniter tested a little low, but in ok range at this time. Checked gas pressures and adjusted to maximize efficiency. Checked for CO and XS air levels in exhaust. Normal levels of both found. No CO found in airstream. System is worn, but operating normal at this time. Ac safety inspection. Used refrigerant sniffer on indoor coil. Possible indications of small leak. Cycled ac unit. Checked pressures and temps. Found refrigerant level to be a little low, but in range at this time. Checked compressor. Tested compressor with megometer. System is testing ok. Capacitor is low, but tested in normal range at this time. Split was 16. System is worn, but operating normal at this time. Job complete.

Performed the new furnace start up. No gas leaks detected. Combustion levels are normal. No CO detected in the air. Venting and electrical components are properly installed. High limit passed the safety check. Temp rise was 40 degrees. Unit is heating properly.

Ac clean and tune. Cycled system. Checked and replaced filter with customer provided filter. Checked and cleaned electrical compartment. Checked capacitor and contactor. Both ok. Checked compressor, tested ok. Used coil cleaner on condenser coil. Hooked up gauges and checked pressures and temps. Sub cooling was 9 and superheat was 11. Tested split and found a 17 degree split. System operating normal at this time. Job complete.

Performed package clean and tune; started with the furnace inspected the exhaust and intake PVC ensuring all connections were secured, removed and cleaned the burners along with the flame sensor, cycled the system on and checked gas pressures and did make an adjustment to first stage heat, I then performed a combustion test verifying no CO in the airstream. Next cycled the AC on and inspected the electrical compartment, I then sprayed down the condenser with coil cleaner, and lastly hooked up gages and checked pressures AC system was sitting at 12 degrees of superheat. These systems are currently operating normal at this time. Furnace is heating at 39 degrees and AC is cooling at 21 degrees. Job complete

Preformed level 2 Ac cleaning. Tested indoor coil for leaks, ohmed compressor and fan motor, tested capacitor and inspected contactor. Capacitor is around 5 years old, the contactor is showing signs of wear. Customer does not want to replace at this time. Cleaned outdoor condenser unit. All systems operating properly at this time. High side: 125 psi Low side: 60 psi Sub cool: 12 degrees Superheat: 9 degrees Split: 16 degrees

Cleaned the drain trap and drain line. Cycled the furnace. Checked the gas pressure. Performed furnace combustion test. The furnace is running normally at this time.

Installed A/C, took old one out and leveled the pad. Reused old line set and flushed it. Pressure tested the line set at 350. Put it in a vacuum and released the charge. Need to do a start up

Removed a couple air lines that were still in the ducts. Removed the thermostat wire we installed initially to facilitate a basement zone. Then re-wired the furnace with the original upstairs thermostat wire and AC wire. Replaced a patch on the supply duct with a new one. Put silver tape on all the holes made in the duct. 4-8-19. Removed old furnace. Installed new daikin furnace. Installed metal to connect furnace to duct. Installed and setup t4 thermostat. Reconnected electrical and thermostat wiring to furnace. Connected pvc to exhaust and intake on furnace. Connected gas piping to furnace. Ran new drain hose from furnace, coil, and humidifier. Completed gas furnace replacement. Disconnected and removed the old furnace from the basement and set new furnace on blocks in its place. Reconnected the gas, electric, pvc venting and ductwork. Installed a new digital programmable thermostat and connected it to the furnace. Ran new drain hose for the furnace and AC coil drains to the floor drain location. Performed preferred client furnace start up. Checked over the furnace installation. Cycled the furnace. Set the gas pressure. Took a temperature reading and set the fan speed. Performed furnace combustion test. The furnace is running normally at this time.

Performed the level 2 furnace and fireplace cleanings. Furnace: Burners and flame sensor are clean. Heat exchanger looks good. Gas and exhaust levels are normal. No CO detected in the air. High limit passed the safety check. Temp rise was 37 degrees. Fireplaces: For both fireplaces, I removed and cleaned the glass. I also cleaned the pilot assemblies and wiped away the dust in the lower compartments. All HVAC is working properly at this time.

Completed Gas Furnace replacement. Disconnected and removed old furnace and then set new one on blocks in its place. Reconnected the gas, electric, PVC vent pipes, and duct-work to new furnace. Installed a new WiFi Thermostat and connected it to the Furnace. Still have to come back and start the furnace and A/C. Performed Free AC inspection. Checked the indoor coil for leaks. Checked the wiring at the thermostat and inside the furnace. Cycled the air conditioner. Checked the electrical. Found that the capacitor was testing on the boarder line of being bad. Offered to replace the capacitor quoted at $125.00. The client will talk to her husband about it. The air conditioner is 8 years old. The average life of an air conditioner is 14 years. The air conditioner is running normally at this time.

4-2-19. Installed hot dawg unit heater in garage. Vented heater. Ran gas pipe to heater. Installed electrical whip. Connected thermostat wiring to heater and to t4 thermostat. Setup thermostat. Performed AC check; inspected the evaporator coil for possible leaks, checked electrical components, and cycled the system on. This system is currently operating normal. I am including a quote for a full Cean and tune on the AC system so we can spray the outdoor unit with coil cleaner to remove the dirt and cotton for optimal performance as well as to check pressures. Furnace clean and tune. Cycled system. Checked heat exchanger. Found all three chambers are worn and rusted. No visible cracks found at this time. Checked and cleaned burners and flame sensor. Burners were very corroded and rusted. Checked and adjusted gas pressures to maximize efficiency. Found a large amount of rust in both burner and blower compartment. Ventor motor is worn and bearings are failing. Transition assembly is cracked and leaking causing standing water in both blower and burner compartment. Checked levels of CO and XS air in exhaust. Higher XS air was found indicating that the secondary heat exchanger is plugging. No CO found in airstream at this time. Average life expectancy for this unit is 14 years with yearly maintenance, this unit is 16+ years old and in very poor condition. Failure is expected. Customer stated that aprilaire was leaking water. Found pad was not secured to unit, also found that the pad tray drain was clogged. Cleared that drain, unit still leaking .

Performed furnace and fireplace clean and tune; inspected the exhaust and intake PVC ensuring all connections were secured, removed and cleaned the burners along with the flame sensor, ohmed out the igniter which did test weak, I did notice a loud grind coming from the inducer motor this is and indication of future failure. This system is currently operating normal I would recommend an air filter that is less restrictive i am including a quote for an electronic air cleaner. Josh agrees that the repairs will be done when needed we will keep up to date on maintenance. Job complete
